Project Introduction

TK Business Group is pleased to have made a substantial contribution towards the acquisition of a Construction Certificate for a development in Padstow, NSW. The Construction Certificate serves as a critical prerequisite for the commencement of construction works, ensuring adherence to project timelines. In partnership with Ace Roofing Sydney, TK Business Group has diligently provided essential documentation, including a comprehensive Construction Management Plan, Crane Plan, Traffic Management Plan (TMP), and Vehicular footway crossings (VFC) application, among other necessary documentation. These documents have been meticulously prepared to meet the construction certificate requirements set forth by Canterbury-Bankstown Council and by the certifier. Furthermore, we have successfully engaged with Sydney Trains to fulfill all necessary obligations (due to proximity of the works to the rail corridor), thereby satisfying the criteria required to obtain a Construction Certificate. Project Background

Ace Roofing Sydney enlisted TK Business Group to action the requirements for obtaining a Construction Certificate for an industrial development located in Padstow. In collaboration with AJT Architects, TK Business Group prepared the required documentation for the  construction certificate application. This process included engaging with key stakeholders such as Sydney Trains and Canterbury-Bankstown Council. The ultimate goal was to ensure that Ace Roofing Construction could seamlessly secure the Construction Certificate (CC) and proceed with construction works. The strategic collaboration between TK Business Group and the other parties was essential for advancing the construction project and meeting regulatory requirements.

Project Scope

TK Business Group partnered with Ace Roofing Sydney to demonstrate compliance with the many requirements set out by Council and the certifier in order to obtain a construction certificate.

The scope included:

  • Developing a Construction Management Plan to address on site matters such as protection of trees, fencing to prevent site access by the public, materials storage, equipment to be used, traffic management plan and more.
  • Providing a Traffic Management Plan to ensure a structured approach to manage traffic and access during construction to provide a safe road environment, minimise impact on the surrounding road network and maintain safe access for all road users and the local community.
  • Providing a complying Crane Plan to ensure safety and mitigate risks for all onsite workers by providing a comprehensive guide for crane use, including specific details about lifting capacity, boom length, and potential hazards.
  • Liaising with Sydney Trains to satisfy their conditions such as ensuring the crane does not extend beyond the cadastral boundary as the back property borders the railway corridor where passenger trains frequently pass through with overhead wiring.

Project Challenges & Highlights

The requirements set forth by the Development Application (DA) conditions of consent from Canterbury-Bankstown Council encompassed a variety of essential tasks, including engaging with Sydney Trains and meeting their specific conditions. In order to facilitate the approval process for a Construction Certificate (CC) application, TK Business Group has collaborated closely with Ace Roofing Sydney and AJT Architects where we have meticulously compiled an array of plans, materials, and site evidence. This comprehensive approach ensured that all necessary documentation was in place for Ace Roofing Sydney to proceed with the approved DA by achieving a CC. By carefully addressing all requirements, we sought to streamline the process and promote successful project outcomes.
