Project Introduction

TK Business Group was engaged by Sutherland Shire Council to undertake detailed building condition assessments across several council-owned community facilities within the Sutherland Shire. The project involved comprehensive inspections of structural, architectural, and building services elements to support long-term asset management and capital works planning.

Project Background

Sutherland Shire Council required independent condition assessments of multiple ageing community buildings to better understand current asset condition, maintenance requirements, and future renewal priorities. TK Business Group was engaged to complete detailed visual inspections, coordinate specialist structural engineering inputs, and develop forward works recommendations for each facility.

Project Scope

The scope comprised detailed visual condition assessments of multiple council-owned facilities and associated infrastructure. TK Business Group undertook inspections of floors, walls, ceilings, roofing, gutters, downpipes, windows, external cladding, hardscaping, kitchens, amenities, air-conditioning systems, and structural elements.

The project also included:

  • Preparation of building floor plans and layout sketches.
  • Condition rating assessments and estimated remaining asset life.
  • Coordination of structural engineering inspections.
  • Identification of maintenance, repair, and renewal priorities.
  • Development of 10-year forward works programs for selected facilities.

  • Undertaking assessments across ageing community facilities with varying construction types and conditions.
  • Coordinating multi-disciplinary inspections including licensed building inspectors and structural engineers.
  • Identifying moisture ingress, structural deterioration, and maintenance-related defects across several sites.
  • Assessing facilities located within constrained and environmentally sensitive areas, including waterfront and heavily vegetated sites.
  • Developing consistent condition rating methodologies and renewal priorities across multiple building assets.

A key highlight of the project was the integration of detailed site inspections, asset lifecycle assessments, and forward capital planning to provide Council with practical and prioritised maintenance recommendations for future asset management.
