Temporary New Chum Bus Depot QLD – Baseline Condition Assessment
Project Introduction
TK Business Group was engaged by Transit Systems to establish and document the baseline condition of ground surfaces and site infrastructure at the Temporary New Chum Bus Depot. The assessment was undertaken to support Transit Systems’ operational use of the site while the permanent depot is under construction.
Project Background
The Temporary New Chum Bus Depot is intended to support ongoing bus operations for an anticipated period of approximately 12 months. Prior to commencement of operations, Transit Systems required a baseline condition record of site assets to inform operational planning, risk management, and future reinstatement considerations.
Project Scope
TK Business Group undertook a desktop-based baseline condition assessment of the temporary depot assets using site photographs provided by Transit Systems. The scope was limited to the review of photographic evidence only and did not include a physical site inspection or the review of site documentation beyond the provided images.
The assessment focused on the observable condition of ground surfaces and associated site infrastructure. Assets were assigned condition ratings, and where appropriate, commentary was provided on recommended actions to support safe and effective depot operations during the temporary occupation period.
Project Challenges & Highlights
- Establishing a reliable baseline condition without undertaking a physical site inspection
- Interpreting photographic evidence to identify condition and potential risks
- Clearly defining assessment limitations while delivering practical, usable outcomes
A key highlight was delivering a structured and defensible baseline condition record within a constrained scope and timeframe.
